The Ellis County Commission on Monday approved a conditional-use permit for construction of a new trailer sales business in a rural area approximately 8 miles north of Hays.

Casey Zimmerman has been in business for the last 10 years but decided to move to a more visible location. A new building is to be constructed approximately a half mile north of Severin Road along U.S. Highway 183 on land owned by Leann Zimmerman.

“It will be a lot better exposure,” Zimmerman said. “I’m currently in a hole; no one can see me.”

His business sells several varieties of enclosed trailers, with the exception of livestock trailers.

It currently is located 1 mile west of U.S. 183 and 1 mile north of Feedlot Road.

The county commission followed the recommendation of the joint planning commission in approving the request with five conditions, which include requirement of a KDOT permit approving entrance off the highway, wastewater permit, and a land survey creating a 2-acre tract for the business. Zimmerman will be responsible for any utility costs.
